  The most amazing place I’ve ever stayed. The loveliest people i’ve ever met. Rooms were lovely and clean and excellent value for money. Amazing facilities and gorgeous place to be. Super friendly and helpful family, we had some issues (not to do with our stay) and they really went out of their way to help us out. They also sat down with us on our first day to show us all the local attractions and which ones they recommended and gave us a map with all the details. They also offer bike hire for really cheap which is great fun. Genuinely couldn’t recommend this place more, I will be coming back next time I’m in Vietnam!! Incredible family run homestay - thank you so much for having us!!

  We had a great experience staying at Greenland Homestay. The entire staff was very helpful and friendly. The owner also spoke good English. He recommended us good places to visit and when. We checked out and had half a day before our bus was leaving, so the homestay owner allowed us to use our room for half a day completely free of charge ( But we think it was mainly because there were no new bookings due to the local New Year's Eve and they were in no hurry to clean the room.) The rooms were clean and spacious, the overall impression was very good. We would definitely recommend it to everyone!

  Wonderful place!! I had a beautifil spacious room with two balconies and a lovely view to the mountains. Everything had a very relaxed atmosphere. It is a quiet area,, but restaurants and shopping possibilities are around the corner. I was very happy to have the bike and the owners were so helpful with everything! 100 % recommendation!

  We stayed for seven nights at Ninh Binh Greenland Homestay and immediately felt relaxed and welcomed by Alex and his lovely family - and their adorable pets (two dogs and a cat!). The homestay itself is beautifully designed - stylish yet rustic, with a warm, homely atmosphere. It offers excellent value for money, and the pool area is a real highlight, with sun loungers and plenty of poolside seating. The location is really good; close to plenty of restaurants and cafés, within walking distance of Tam Coc, and easily accessible by Grab, bike, or motorbike to all the main tourist attractions. We were able to take long, leisurely walks around the countryside, surrounding by gorgeous nature. On arrival, we were given a helpful map and lots of great suggestions for things to see and do around Ninh Binh. The rooms are clean, comfortable, and well-equipped. I work remotely and was able to attend all my virtual meetings using the homestay’s shared Wi-Fi without any issues. Alex was really accommodating - bringing me a special chair and table to work from. During a three-hour power cut (which affected the whole neighbourhood), he kindly lent me his internet hotspot so I could keep working - such a thoughtful gesture! Apart from that, the electricity and internet were stable and reliable throughout our stay. Unfortunately, the chef who usually prepares the evening meals was unavailable during our visit, so we couldn't have any dinners at the homestay or experience their family-style group dinners, which we’d really been looking forward to. We had breakfast at the homestay every morning, but had to go elsewhere for lunch and dinner - a bit inconvenient on rainy evenings. It’s also worth noting that there’s currently a construction project directly next to the homestay. One day there was a lot of hammering and drilling noise, though the construction work was quieter the rest of the week. Not a major issue for us, but something to keep in mind if you’re seeking complete peace and quiet or need to work during your stay.

  The host was very welcoming and provided us with a useful map for visiting the main attractions in the area. They also helped us arrange round-trip transportation between Hanoi and Ninh Binh, which we really appreciated. The guesthouse courtyard is beautifully arranged with many benches where you can relax, and the location is quite good. The bed sheets and towels were clean, and bicycles are available for rent at a reasonable price. Unfortunately, I have to leave only 2 stars because the room itself is very old and dirty. The toilet seat, electrical outlets, and light switches were yellowed with age, and the bathroom door would not close properly. The breakfast was also mediocre. For me, the condition of the toilet seat was a deal breaker, and because of that we decided to move to another accommodation.

  Great place to stay! Not in tam coc so its far away from the main city crowds. Pretty convenient location to get to the trang an boat tour and the mua caves. Also not too far away from the other sites if you bike/motorbike. The family that runs this place is super friendly and they offer a family dinner every evening which is a nice way to try some home cooked dishes. Hotel was clean and spacious. Would definitely check this place out!

  We spent 6 nights at the Ninh Binh Greenland Homestay and had a wonderful time. Our hosts Alex and Yen couldn’t do enough for us, treating us as if we were one of the family. They go above and beyond expectation to ensure you have a great stay no matter how long you are with them. ||Alex greeted us on arrival, showed us around the facilities and how to use everything in the room. ||Breakfasts were varied and tasty. The fresh fruit and juice an added bonus. ||We were initially in room 201 which is a spacious room with two double beds. The room was well furnished with a table and two chairs, large balcony with two more chairs and a small table and large wet room. After 3 nights one of the aircon units on the roof developed a fault making the room very noisy. As they were fully booked Alex moved us to his friend’s Homestay next door to ensure we had an undisturbed night. He was unable to get the unit fixed the next day but now had vacant rooms and offered us a move to room 302 on the top floor of the adjoining block which we accepted. This was a double bed room with a balcony and great views. ||Alex couldn’t have been more helpful and apologetic for something totally beyond his control. His response to the situation was first class. Thank you. ||As added bonuses, the property offers an excellent same day laundry service and bike hire for 50,000 dong per bike for the duration of your stay (not per day). We made extensive use of the bikes every day travelling around the historic and tourist sites by bike rather than Grab cars. ||Alex has also invested a significant amount of time in putting together a briefing pack for guests. He provides a map of all the major sites which includes distances and entry fees, he has planned routes to these sites on his tablet which he can talk you through so that you can make the most of your rides and travel through the quieter back roads. This made our rides easier to undertake and gave us a great insight into life outside the city and added immensely to our enjoyment of this wonderful region. ||I can’t praise Alex and Yen enough for their care and hospitality during our stay. We had a wonderful relaxing time at their Homestay. If your looking for a break in Ninh Binh away from the hustle and bustle of Vietnamese towns and cities but with plenty of great restaurants just a few minutes walk away, then this is the place for you.

  My family and I had an amazing stay here. Alex, or Mr Long, was so helpful and kind. His wife was also incredibly sweet and helpful too. They anticipate your needs, and can help at the drop of a hat for the even the smallest concern. ||The location is quaint and convenient. It is only a short bike ride to Trang An; so you can get there early in the morning and avoid all of the crowds. ||The bikes are in great shape, and there is only nominal fee for your entire stay to Helen keep them up to par. ||The facilities are clean and comfortable, the breakfast is delicious and plentiful as well. ||My wife and I came here two years ago; and we had such a great time, that we stayed here again this time around with even more family. We weren’t let down at all; and are so glad we came back.||I highly recommend staying here: and will definitely stay here again my next time in town.
