  You must stay here if you’re visiting Ninh Binh! The family running the Homestay are absolutely lovely and very helpful. They helped us organise a taxi from town to the homestay during a thunderstorm when no grab’s were available. Thank you again! The location is lovely and quiet & in walking distance to the town and local restaurants. The room is even better than the photos- clean, modern and has both a fan and air conditioning. The bathroom is huge, which is great for the open shower, as water doesn’t end up all over the entire bathroom. The pool is lovely, there are chairs outside to sit on as well as an umbrella for sunny days. Plus a gorgeous view of the mountains! Breakfast was also fantastic, there is a menu for your choice of food and drink and we thoroughly enjoyed it! We hope to stay again! Thank you for having us!

  This place and the hosts are amazing! When we got there in the evening they showed us to our room and gave us a free welcome Smoothie. The room was very clean and bright and the bed was super comfortable. The only thing i can think of is that the blanket was a little bit too thin for us. The location is very convenient. It is only a 10-15 minute walk from the main city area of Tam coc (so not as loud). And you could always take one of their bikes for a very short ride. When I woke up late and thought breakfast was already done, I sat by the pool and the lovely host came up to me and gave me a platter of fresh fruits. And then she even came back with the menu and took our breakfast orders and served it for us by the pool. This is honestly the best service I have experienced in a Hotel in SEA so far! Thank you so much for having us. We would love to come back.

  One of the best stays I’ve had in Vietnam. Great location close to the town centre with incredible views. Rooms are great with comfy beds and big bathrooms. The family is so lovely and accommodating, they were so attentive and friendly. Couldn’t recommend more!

  We stayed for 6 nights in the mountain view room and loved it . the rooms had plenty of space with a very comfortable bed. The breakfast was fantastic and delicious. The location was perfect just at the end of town with a short walk to restaurants and cafes. Most tour operators pick up from the homestay.. Quynh and the family are very welcoming and friendly. We would highly recommend staying here if you're heading to Ninh Binh. Geoff and Ange from Australia 🇦🇺

  Spent 2 nights here on our Vietnam trip and it turned out to be one of the best stays we had anywhere in the country. It is a family run home stay and they could not have been kinder or more accommodating during our stay.

  Great experience at hope house. Situated in a quiet area in nihn binh. The family was extremely helpful and accomodating during are stay. Highly recommend and good value for money!!

  Nice cozy. The staff are great! Very nice and helped me figuring out what to do around town. Clean room and a pool in the back. It also looks like it was just built. Highly recommend it!

  Do NOT stay here if you don't want your time in Tam Coc ruined. I booked way back in July for a December trip, when I had all of the lovely options in town available to me. This place looked wonderful, and I was looking forward to it as a relaxing highlight of my month long trip. After a very difficult journey here, where I was literally asphyxiated by noxious fumes from a minibus destroyed by a dangerous driver, the first thing they did, before I'd even sat down, was to try and sell me a tour. Feeling like I was going to pass out, the entire conversation had to be done via translate, while three children stared at me intensely, making me feel really uncomfortable. Instead of the beautiful spacious room I'd booked, with double aspect windows overlooking the pool and mountains, and a door to the outside walkway, I was shown to a small white box with fixed bars like a prison cell on the one window. Feeling very ill, I spent all evening, rather than relaxing, trying to find somewhere else to stay with very limited remaining options last minute. The room sounded like it was in the middle of a nightclub dancefloor - honestly so loud that it was like an Ibiza speaker system was set up in the room itself. I had no choice but to stay the first night, feeling ill and unable to find another option. What should have been a relaxing first evening getting ready to enjoy my time here turned into a nightmare, where I had barely slept at all, hadn't eaten because I was busy trying to solve this problem, and I start my time exhausted, stressed, and having to carry all of my belongings across town to the alternative I finally managed to book. I can only hope that that is better. It has to be. Goodness knows where all these great reviews come from, but the pictures are a lie and you will not get what you booked and agreed to pay for. Pictures show room reserved, months in advance, versus reality.
