    We had a lovely stay at this hotel. Hin was a fantastic host and helped us with a number of things. It is well located, close to the old town and markets. Our room overlooked the river at the back, it was clean and well kept. Also the air conditioning worked which given how warm it was meant a lot! We had a great time in Hoi An and the hotel is highly recommended.

    I would give this hotel 4 stars. While the staff were very friendly and pleasant, most other aspects were not quite up to expectations. After reading several reviews, I believe the hotel may have issues with their sales department, especially regarding bookings made through platforms like Agoda. I reserved two rooms for four people, including breakfast. However, upon check-in, the receptionist informed me that my booking did not include breakfast and that my reservation had been split. I felt quite uncomfortable, especially when they initially told me I would need to contact Agoda myself to resolve the issue. Only after I clearly expressed my dissatisfaction and showed all my booking confirmations did they finally arrange breakfast for us. The breakfast itself was tasty, but it is an à la carte system. Each day, you have to message the front desk in advance with your order for the next morning. In my opinion, having to constantly remember to pre-order breakfast during a vacation is not very convenient. I booked a deluxe room on the third floor. The view was quiet and peaceful, which I appreciated. However, the bathroom could definitely use some renovation, as it felt quite small and dark. Overall, a decent stay thanks to the kind staff, but there are several areas that need improvement.

    Great value for money with an exceptional breakfast at the 4th floor with a super river view. The staff is nice and polite. Be careful, the pictures are kind of misleading, rooms on the one side are facing a noisy street and the windows have no soundproofing. Book the river view rooms instead to be able to have a restful sleep.

    The receptionist who welcomed us was very kind from the beginning. We did not have breakfast included, but she offered us several breakfast options at a reasonable price of 100,000 VND. The breakfast itself was tasty and filling, including a very good coffee, tea, mango, and eggs The room was spacious and quite nice. Overall, the value for money is fair, and it’s clear that this is a hotel that genuinely tries to take care of its guests. However, it is also evident that the property is old and in need of maintenance. The bed sheets and towels had stains, which affected the overall impression. At night, I heard some noises, and in the morning I realized that a mouse had eaten a chocolate I had in my bag 😅. At first, I was very upset about the quality of the place, but I understand that the hotel is surrounded by nature rather than being in the city, so it is normal for mice to enter the property, especially on a rainy night. In conclusion, I believe this hotel offers good value for the price and for everything that is included, but it could be much better if more attention were paid to small details that make the place look clean and well maintained

    Amazing place but let down by lazy staff. When we arrived, no one offered to help carry our bags up to the third floor and there is no elevator. At breakfast time, no one was there so we had to call them even though we had pre-ordered for that specific time, and food was stone cold when it arrived. Both Noodles dishes were disappointing, like it was cooked an hour ago and had gone cold, and we couldn’t finish it. Amazing building, great view, but the owner needs to hire better staff who care about their guests. Edit: breakfast was much better the second day, the food was hot and good, I just wish the staff were more consistent and my first day could be better

    Middle aged lady at the counter was unhelpful. We ordered breakfast with our room on Traveloka, we have the receipt. She insists we can't have access to breakfast unless we upgrade to a higher tier, and forcing us to deal with Traveloka ourselves. Quite distasteful, and it doesn't help that she keeps repeating her speech about how she is not to blame, although we already reassured her. Soooo annoying. Room has litters in drawers. Odors from bathroom. Nice paintings though, nice riverside view. But we are here for the room and core service. Come on!

    There is a sewage smell coming from the bathroom. If you don’t turn on the ventilation and keep the door closed, the whole room starts to smell very unpleasant. We also rented bicycles for 24 hours for 50k, but the next morning the staff gave them to other guests, even though we still had 4 hours left.

    Very nice little family-run hotel. A short walk from the Old Town but away from the crowds and noise. Wonderful hosts, very welcoming and helpful. Simple yet delicious breakfast served on your own balcony. Rooms beautifully decorated and very clean. A quiet riverside landscape in the back. Would absolutely return if visiting Hoi An again!
